Saida IV Condominiums is a building in the Saida Resort complex at South Padre Island,TX. The grounds and surrounding areas are beautifully landscaped and maintained. We were impressed with the fact that just steps away from the condo there are 3 nice swimming pools (one being heated), 2 Jacuzzi pools, and 4 beautiful, smooth surfaced tennis courts.The entire complex is very family friendly. In addition, there is a 24 hr. gate guard house and the entire complex has a security fence around it, making us feel very safe. We liked this lovely property from the first time we saw it! It's a very short walk to the beach from our condo on the 3rd floor. There’s a fantastic view of the beach and the beautiful Gulf of Mexico from our place. The city of South Padre Island has many activities for all age groups. We wanted to be a part of this wonderful vacation spot where there’s deep sea and bay fishing, dolphin watch tours, and many other water activities. There are dozens of fantastic restaurants to choose from and nothing compares to the seafood of the Gulf of Mexico! Watching the amazing sunrises and sunsets over the Gulf of Mexico and the Laguna Madre Bay are a special treat! There’s always something to do here, no matter what time of the year. What makes this condo unique
This condo has been beautifully renovated. The large living and dining area connects to the spacious and well equipped kitchen. The living room has a comfortable sectional couch, ottoman and matching chair. The dining room has a large table which seats 6, as well as 4 matching bar stools. There are 3 spacious bedrooms, which sleep 8 people. The master bedroom has a King-size bed with a bathroom en suite. The second bedroom also has a King-size bed, and the third bedroom has 2 full-size beds. The second bath is shared between these 2 bedrooms. Each bathroom is spacious and has large tiled showers and hairdryers are furnished. The stacked washer and dryer are in the master bath. There is a TV in each bedroom and in the living room. There is cable TV, with HBO included in the living room TV, free wi-fi, and internet. Saida IV is convenient to shopping, several dining places, a convenience/gas store, and beach shops. Another convenience on SPI is a free city bus service called “The Wave”. It will take you all over the Island, as well as over to Port Isabel for shopping. This condo is recommended for families with children of all ages, adult couples retreats, romantic getaways, adventure seekers, birdwatchers, fishing of all kinds, tourists without or with a vehicle, convention goers, and just people who want to relax, seek the sun and sand, and be a beach lover!

Saida IV #302 Rental Agreement

TERMS & CONDITIONS

RENTAL LEASE: This Rental Agreement for Saida IV 302, located at 406 Padre Blvd., South Padre Island, Texas (Phone number hidden by Airbnb) “Property”) is entered into on behalf of Saida IV #302 (“Owner”) and ____________ and guests (“Guest”). The Guest is fully responsible for all occupants and their conduct on the Property and their compliance with the Rental Agreement and Rental Policies.

NOTE: Guest must be 18 years of age or older to enter into this agreement.

DURATION: This lease will commence on __/__/____ and shall continue until __/__/____ (“departure date”). The duration of this agreement shall not continue past the departure date specified in the agreement and the Guest agrees to vacate the property on the departure date and to leave the property in the same condition as at the commencement of the Rental Agreement.

COST: The Guest agrees to pay the rental fee plus a 17% State and City Hotel Tax plus cleaning and resort fee, as set out hereunder.

RESPONSIBILITY: Guest acknowledges and accepts that he/she is responsible for the Property while the rental agreement is in effect and will make all good efforts to maintain the Property in a reasonable condition. The Guest acknowledges that any damage or changes to the Property will be reported to the Owner as soon as possible. If a problem on the unit is reported to us, we will contact you but, in some emergencies, maintenance might need to go in without notice. If local emergency crews and/or police are called, the owner/manager/representative will enter the premises without advanced notice to facilitate their work. You will be notified via Airbnb email and/or by phone if any of these happen.

CLEANING: No daily/weekly housecleaning is included in the rental agreement. However, arrangements can be made for a housecleaner during the course of the rental at the Guest’s expense. In the case of a mandatory hurricane evacuation, the Guest is responsible for removing all items from the refrigerator before leaving the island.

HURRICANE PROCEDURE: In case of mandatory evacuation from the island, all guests must vacate the premises as required by local police.

PARKING: Parking space is opened in a first come first served basis. You would need a parking pass that will be given to you once the agreement is received.

MANAGEMENT AND MAINTENANCE PERSONNEL: Saida IV Resort management and Maintenance Personnel are there ONLY to attend the common areas. Please do not call them for issues inside your unit. Please call the person/entity who rented the unit to you. Thanks!

RENTAL POLICIES: Guest has read and understands all of the Rental Policies for Property. Guest understands that those policies will be fully enforced by Owner and Building’s Management. The Rules and Regulations and By-Laws of the building supersede any other policy.

INDEMNIFICATION: Guest agrees to and does hereby indemnify and hold harmless the Owner and Saida IV, representatives and assigns, from any and all claims, liability, and injury to person or persons upon the Property from any cause whatsoever. This full indemnification includes and is not limited to any and all suits, injury, costs, losses, action, court cost, attorney fees, penalties and damages of any kind, however caused (except for willful gross negligence) and any expenses arising from or related thereto; from the Guest’s rental, use and enjoyment of the Property during the term of the contract.

Car is recommended but you can always take the Metro Bus which is FREE! Taxi and Uber are also a good alternative. You can always walk to all the action. We are close to everything!!

- ATTENTION SPRING BREAKERS AND 4TH OF JULY GUESTS: During the weeks of Texas Spring Break and the 4th of July, we require a 4 night minimum booking. There will be a refundable deposit of $ One thousand dollars billed separately for Spring Break bookings.

- SAIDA IV RULES AND REGULATIONS SECURITY GUARDS are on duty 24 hours each day and will enforce all rules listed below. Security Force has Eviction Authority from the Association. When used, Rental deposits and prepaid fees will not be refunded. Owners and their guests who violate these rules will be fined $500 for any infraction. Please be considerate of others who also are enjoying their vacation.
1. The Association will charge and remove anyone who destroys or damages condominiums or common area property.
2. Disturbing loud noise and music must end before 11:00 p.m. This includes furniture dragged on floors, loud conversations, and other disturbing activities. This should be reported to security.
3. All must abide with the Posted Rules at the tennis courts, pools, and Common areas. There will be NO SKATEBOARDING in the Common areas.
4. Do not hang clothes, towels, or any articles on balcony railings. CHARCOAL fires are prohibited on the balcony! Also, do not discard any item off of the balcony.
5. VERY IMPORTANT: Please do not throw objects or feed birds from the balcony.
6. Railing is too dangerous to sit on, climb on, or lean against.
7. Occupancy limits that include children, for rental condos are strictly enforced. 1 BR= 4 people, 2 BR= 6 people and 3 BR=8 people.
8. Please do not remove any furniture or any other property from a condo.
9. All renter’s vehicles must display a valid parking permit. One BR condos get 1 vehicle pass. the 2 BR and 3 BR condos are permitted two vehicle passes. Lost permits Will Not be replaced. Vehicles without permits will be towed away at the owner’s expense.
10. Absolutely NO beer kegs are allowed on the property nor to transient the property to the beach.
11. Please dispose all household garbage in the Garbage Chute on each hallway(where applicable). Additional dumpsters are across the parking lot near the fence.
12. Damages caused by owners or their tenants is the Homeowner’s responsibility.
13. Luggage cart use is limited to the condo building. Return them to the first floor immediately after using.They may not be used to move things to the beach, nor the gate to the beach.
14. Please do not reserve chaise lounge chairs to be used at a later time. This is unfair to others and is prohibited by the Association. Your property may be removed by Security and you may retrieve it from Security.
15. Please do not open both doors at the same time. This causes a wind tunnel effect and slams the door breaking the jamb. Patio doors must be kept closed at all times.
16. These rules and regulations may be modified or changed at any time with approval of the Board.
17. When it rains, the hallways will be very slippery.
18. DO NOT TAMPER WITH THE FIRE ALARM SYSTEM OR THE SMOKE DETECTORS IN THE CONDO. You could be prosecuted to the fullest extent of the law.
19. Pool furniture cannot be removed from the pool area. There is no life guard on duty so swim at your own risk! No running, screaming, or horseplay around the pool area. No pets are allowed in the pool area. Please observe all of the pool and tennis court hours. SECURITY GUARD SHACK (Phone number hidden by Airbnb) Guests (Phone number hidden by Airbnb) years of age are required to purchase and ware a wrist band during the month of March to Easter Sunday.
