BEACHFRONT GETAWAY! All new tile floors. Light and airy condo literally a few steps to the warm waters of the Gulf. All you need for a weekend, a week or more! The Beach House complex is located in the heart of the Island - easy distance to groceries, restaurants, bars and all there is to do on South Padre. Free parking and Free Wifi.Very private and exclusive gated complex with wonderful amenities, pool, hot tub. The condo offers a king bed in the bedroom and an air mattress ideal for 2 small children.

IMPORTANT: You are booking a private beach home. As much as we like to please your every need, we do not work as hotels do. We are not a 24/7 service. Any overnight requests, other than REAL emergencies, will be look after the next day. If there is an emergency that threatens a persons life, please call 911.

Visit their website to select from a wide range of high-quality beach gear to make the most of your beach getaway.

The owners of Beach House #2202 welcome you to their beach home! While staying here, we ask that you follow a few requests that will make everyone's stay more enjoyable and keep the property looking good year after year.

1. Parking ~ is limited to 1 vehicle. Vehicles must be licensed, operable and registered to the occupants. Unauthorized vehicles will be towed at the owners' expense. Parking pass is a must you can pick it up at the manager's office in front of the main pool.

2. Occupancy ~ Maximum capacity per unit is NO MORE than 4 guests. There must be at least one adult 25 years of age or older, registered, present and residing in the unit through the duration of the tenancy.

3. Wheelchair accessible is for standard door front entrance and elevator only.

4. Pets ~ We DO NOT accept pets in our property. The knowledge or trace of unauthorized pets will mean a fine of $400.

5. Noise ~ Loud noise of any sort; music, loud talking, boom boxes, etc. is not allowed.

6. Garbage and Tidiness ~ Garbage should all be disposed exterior dumpster on the sides of the building. Please DO NOT dispose of cigarette butts, cans, candy wrappers, trash on the ground. We work hard to make certain the property looks good when you check in. Please help us keep it that way by picking up any litter before you leave.

7. Pool ~ Please wash ALL sand from your body BEFORE entering our pool. The pool equipment cannot handle sand from the beach and causes damage and equipment failure. Please DO NOT leave your children unattended. Please observe pool hours.

8. BBQ ~ No BBQ pit is included.

9. Once booked, we will send a custom Rental Agreement for you to complete and send back to us. Without this agreement we will not be able to host you.

Important: All our vacation properties come with a "starter kit" including several items such as hotel style soaps, shampoo, dishwashing soap, new sponge, toilet paper, paper towels, trash bags, etc. Once these items are gone, please visit the local supermarket to replenish your needs.

Note: The owners of this property will NOT allow Spring Break activity on the premises.

Check in is easy and available 24 hours a day with a smart lock on the entrance door.

The smart keypad door code will be provided to the guest about 48-24 hours before arrival.

Hosts will be available for check-in assistance up until 10 pm, we ask that guests arriving late please let us know via text.

Service Animals need to be with the person they service 24/7. Service Animals cannot be left alone in the property. A service animal left alone in the property is not a service animal and will be penalized with a $400 fee.

Childs highchair and/or pack and play are available by request at $25/each, billed on a separate invoice.

"Early" check in and/or "Late" check out will be available, when possible, at a charge of $55 for each occurrence.

You are booking a private beach home. As much as we like to please your every need, we DO NOT work as hotels do. We are not a 24/7 service. Any overnight requests, other than REAL emergencies, will be look after the next day. If there is an emergency that threatens a persons life, please call 911.

For special requests outside our scope of work, please message us to get our Concierge's contact.

Date changes might be granted depending on the date of the change for a $100 change fee plus any difference in price.

Cancellations for nightly reservations will receive a 96% refund if they are made more than 30 days before the scheduled arrival date. Please note that a service fee of $25 will also be charged for all cancellations, regardless of the timing. There will be no refund if the cancellation comes is made This policy does not extend to bookings that are eligible for monthly discounts.

"Beach House 2202 has been my place of solace for the last 4 years and even though I am 86 y/o and alone I am planning to be back again in a year. The large windows and generous balcony give me an intimate connection with the ocean environment which revives one’s soul. And, for me, a stay here is priceless because my daughter lives right across the street.

"It is hard to find a 1br condo on the beach. The view from the balcony was beautiful and the part of the beach in front of the condo was clean and not crowded. Everything was as described. I appreciated having paper towels, trash bags, and basic amenities. The kitchen was well-stocked with every item you would need. The hosts were responsive. I really enjoyed the beach and would book this place again.

"Only downfall was no washer/dryer (as stated in the details.) We were only given enough towels for 2 days, so we had to go to a laundromat to wash, which was quite pricy.

Airbnbs do not exchange linens or clean the property daily. We do not have a front desk or a Concierge's. We are just people that own a costly beachfront condo wanting to share it with others for a fee to give them the opportunity to have a vacation on the beachfront. South Padre Island has plenty of hotels that will give you the service you were asking from us. I am not sure why you booked our place if you read on our description that we don't own a washer and dryer, the building does, also for a fee. Nevertheless, we provided you with 2 bath towels per person for a 3 night stay. We also left for your convenience 4 beach towels. Otherwise, we hope you enjoyed our hospitality and all that the island has to offer, especially those Blue Ocean calm waters. "My wife and I stayed for our 18th anniversary. It was quiet at night, very clean, had everything we needed (including a choice between a coffee pot and a Keurig). We didn’t have any problems with check in or out, and the host/hostess was very kind. Great communication. Thank you!

Wonderful getaway with spectacular view

"The condo has gate access and parking was just outside the front door. The condo is also just steps to the elevator. There was a code for entering the condo so no worrying about a key to keep track of. The condo is an older unit, but is still very clean and comfortable. The kitchen has pretty much everything you could need. The view from the living room and bedroom were my main reason for staying here. The constant breeze makes it possible to sit on the balcony all day without getting too hot. You can watch the sunrise in the morning from the balcony or just laying in bed. We will surely be returning to this property again. The only things I would change are; have a larger microwave in the kitchen and provide upgraded seating and a table on the balcony. Also, the owners are very responsive. We thoroughly enjoyed our stay and hated to leave.

"We loved Rod and Rosa’s beach front condo. The view is amazing to wake up to each morning. We were only steps from the clean, beautiful beach. It is in a very walkable neighborhood, so came in very handy when traffic was bad - we just had to walk a block or two to one of several restaurants. I did not want to leave.

"This is our second stay at Beach House II #202. As a single couple it’s perfect for us as a 1/1 with a spacious living space and the view is absolutely stunning. All the location’s with BOVR are but this one is my fav, the company communication and amenities are exactly as you would expect from a five star rated stay. BOVR is the only management company I will book with for any time spent on SPI!

"We thoroughly enjoyed our stay. The location is fantastic with a clear ocean view (can watch the sunrise from the bed and/or balcony!). Very walkable area with plenty of restaurants and bars. They provide beach towels and chairs to use at the beach, so don’t worry about bringing your own. Although we had a couple minor issues, our hosts were very responsive and quickly took care of them and insured that we were satisfied. We would definitely consider staying here again when we return to S Padre!

"Excellent location right on the beach and close to food and entertainment. Only downside was the pool is not heated (extremely cold when we were there end of December, not usable) and the hot tub isn't heated enough to actually use either. Was bummed the giant picture window in the bedroom has a broken seal so it was cloudy and you couldn't see out of it very well. Condo is dated inside, especially the kitchen, but every was super clean and functional. Great for a slightly friendlier budget option right on the beach! Nice to have secure parking as well.

"As a repeat client for BOVR-SPI we've become used to the best stay, service and rates on the island for the location and condo.. This stay not only met, but exceeded our previous rentals. The condo was clean, comfortable, outfitted and the view was spectacular!! Rod, Rosa and the entire crew at BOVR-SPI go beyond and above to ensure every detail is attended to. "What a great setup for our week on the beach! We had one kid with us who loved crashing on the big sectional sofa. The second floor balcony gave great views of the ocean in the mornings (can’t see the water from the first floor), and getting our gear to and from the beach was super easy with only one flight of stairs (elevator is slow, so the second floor is the place to be in this complex). We set up our umbrella and chairs each morning and would leave them out when we came in for a few hours at lunch, and felt good being able to keep an eye on our gear from the condo. We loved being able to spray off and jump in the pool each time that we came in from the beach. The kitchen had everything we needed to fix some memorable meals from the fish we caught. I don’t know that there’s a better setup on South Padre for our family than this condo. The owners, Rod and Rosa, were super clear with instructions for parking, entry codes, etc. We didn’t have any questions or issues with the condo/property because of their organized communication. Near the end of the stay, we realized that we accidentally booked a day shorter than we thought. We texted the owners and received a quick response and confirmation to extend our trip - a totally hassle free experience. Thanks Rod and Rosa!

"The remodel of apt was partial truth. Kitchen needs remodeling . It was a nice apt that needs more remodeling and upgrades. Will be an excellent condo when done. . No washer and dryer. Great access to beach and local areas. Well equipped !! Great air conditioner! Watch out for extra fees from VRBO ! Rent straight to rental company! Sneaky deal they pulled.

I am going to mention here the upgrades that you left aside: upgraded with tile flooring throughout, upgraded bathroom with tiled walk-in shower, just purchase a new king mattress set and we painted the whole condo. What is left is the kitchen that is in the projects for next year and it is still usable and in good shape. We are oceanfront, have a gorgeous view of the ocean, a great location from where you can walk to many of the island's amenities, two pools and hot tub. Basically, all what it takes to have a great vacation! Regarding your booking on VRBO, we do not have anything to do with your choice of booking apps. When you go through VRBO or any of the others, you get commission charge and so do we. We don't like it either but cannot control the choice of booking of our guests. Changing the subject, we hope you enjoy the island and hope to see you back at Blue Ocean Vacation Rentals. Cheers!

"We enjoyed our stay very much. The owners and BOVR we so easy to work with. The app they send with all of the codes and details was great. They also got back to me quick when I needed something. It was good. The unit is in a great location. We could sit on the balcony and feel like we were floating on the ocean. It was quiet and so relaxing. The bed was very comfortable and we felt like we had everything we needed. I would go back today. The unit was clean and well outfitted. The building is older but well maintained, and our unit had been upgraded with new floors and shower. There is still some more they could do but all in all it was very nice. We loved walking down the beach to the cafe at The Palms for dinner. The beach here is great and not too crowded. Great place!

"This was our first time at South Padre Island and we are so glad that we booked this great spot! The view from all the windows is fantastic, and having the balcony to hang out on was amazing. "Rod and Rosa’s place can’t be beat! The view is spectacular, and it’s right on the beach. The set-up is super cozy, and the kitchen is totally functional- making it easy to prepare meals and snacks for the beach. Any concerns we had were promptly addressed. The broken elevator was a minor inconvenience, but it’s only a 2nd floor walk-up and definitely doable (FYI, the elevator was being worked on as of 10/6 so it should be fixed soon). Couldn’t recommend this place more.

"What a wonderful location! It is great to have the sea breeze and shade on the deck facing the ocean when not on the beach. Beach access is wonderful and its a short walk to the waves. "The views from this condo are exceptional! It feels like you can reach out and touch the ocean, in addition to the sounds and smells of the ocean air. The owners are awesome to work with, and very responsive. The checkin was simple, and easy. This rental requires a security deposit, but don’t worry it was refunded within 2 days of our exit. The location is within walking distance of several eateries, and Uber eats was easily accessible. The condo was very clean, comfy bed and air conditioner worked well. The only negative comment I have is the elevator wasn’t working, and the unit is on the second floor. It was difficult getting luggage up and down, but hey I needed the exercise, lol.

"Hassle-free reservation. Great ocean view. Easy access both to the beach and other island attractions. The elevator to the condo works whenever it wants, but that’s the only bad thing. When a guest leaves, our Housekeeping Department comes with a bag full of clean linens to replace the used ones. They change all the towels, including the beach towels. They replace all the bedding, kitchen towels, replace dish washing soaps and sponges, coffee pods, shampoos, toilet paper, etc. There is no way someone can say the bedding wasn't changed. The HK inspector will not allow the housekeepers to come back after cleaning with a bag full of clean linens. Once the dirty bag is at the shop, there are other people dedicated only to wash and fold. These is an every day operation and we are proud of it. Also, the salt weather in this part of the country is very harsh. It does not matter if you change the locks because soon they are corroded again. We are sorry the lock of the beachfront balcony was malfunctioning. We will make a note for our Maintenance Department. Our best regards, Rod and Rosa

"Rod and Rosa are great hosts; they responded quickly to any questions we had. The view is wonderful; we could see the beach right from our balcony. It was especially nice waking up and being able to just sit on the balcony and watch the view in the morning and then again at night. The condo was very nice and comfortable, especially the couch and bed. The kitchen was large and had everything we needed. We just had to buy another paper towel roll because we use a lot. Restaurants were close and can walk right to the beach. The location is great. Our only regret was having to leave a day early because of the hurricane. We would definitely stay there again!!!

There is a misconception and confusion between the home vacation rentals and hotels. We are not a big enterprise but regular people that bought a condo and is sharing it with guests like you to help pay for the expense and use it once in a while. We state the following on our confirmation letter: NOTE: When you arrive to our beach house, you will notice that we provide a starter kit with some rolls of toilet paper, paper towels, a few garbage bags, small soaps, shampoo, conditioner and a few extras that will come very handy. Once you are here and if you run out, please visit your favorite grocery store. As for the beach umbrella, we would have one in the condo but due to liability, we cannot. The umbrellas can become weapons at the beach when the breeze becomes strong. We prefer for our guest to bring their own or rent a set from an umbrella rental company. We are Realtors in the island. "Beautiful beachfront condo, great location on the island. Convenient to everything South Padre! Easy check in / check out, perfect for relaxation within a quiet condo complex. "Rod and Rosa were great at communicating. There was a house keeping mix up upon our arrival, however the hosts went out of there way to take care of this and to compensate us for the inconvenience. Our only complaint was that the air conditioner kept the unit cooler than outside, but it did not seem to cool much lower than 78 degrees. This apartment is at a great location on the island and has great access to the beach and to the local restaurants!

"This was such a cute place. The ocean view from the balcony was amazing. A short walk down the pathway to the beach was very convenient. It feels very safe since it is a gated community. We will definitely be staying here again!!

"Great 1st time Airbnb experience!! Clean, cold ac, great for little people.. my 6 yr old and 1 yr old slept on the huge air mattress the 1st night then switched to the big sofa bed couch the next which i love because they sleep wild and fall out of beds! Nice pool area, so fun.. and beach super close! Glad i didn't choose a hotel, we had so much more freedom and that balcony was everything. super nice hosts!!

"This place is exactly as described. Not the most stylish place but it has everything you need and it is more spacious than perceived in pictures. If you are planning to do serious cooking, bring a good knife and be prepared to improvise a bit. All essentials included for a fabulous beach adventure. Location is unbeatable and we loved the relax beach house atmosphere overall. The place was very clean. The couch is super comfy and they do have WiFi and cable. Great for kids.

"This is a great spot, in a great location. Beach access is wonderful. The folks running this place do so on behalf of the owners of the place (ie rob and rosa are agents of some sort); which means communication about property related stuff can be slow/frustrating. That said, beside a snafu with check-in everything was pretty good. The place does have carpet in a large part of it, which made it feel a bit.. “grimey”; an interior update and improved access with a smart lock would make this a instant 5-star spot.

We state in our description as the condo having carpet flooring. It got us by surprise that you chose a carpet place for your weekend vacation when you dislike carpets. Regarding our communication, we addressed your concerns in a human timely manner. Hope you were aware that your booking was for somebody's home, not a hotel with a front desk. All our guests are different, some would love for us to be calling at all times but the large majority prefer their space. It is hard to guess! We strive of having a beachfront vacation rental super affordable, comfortable and clean. Next time your come to town we recommend for you to book one of our 5* beachfront units.
