Garden View 2 Bedroom Condo Directly Across the Street from the Beach!

Practically Beachfront without the Beachfront Price - Guests are sure to enjoy a memorable vacation in this newly remodeled, fully furnished, 2 bedroom/2 bath condo. The master bedroom has a king-sized bed, private bathroom, a 50" flat screen TV, and views of the beach. The guest bedroom is furnished with one queen bed and one custom built (xl twin/xl twin) bunk bed, 32" flat screen TV, and has a neighboring bathroom. This condo comfortably sleeps 8 people. The living room is nicely decorated with a queen sofa sleeper and has a 60" flat screen TV. The dining area has a table with seating for 4 and the adjoining kitchen bar counter has additional seating for 4. The kitchen is perfect for entertaining as it is equipped with granite counter tops, stainless steel appliances, and is fully supplied with everything you might need. Situated directly across the street from a beach access, guests can enjoy an afternoon of swimming and then relaxing later on the poolside balcony. This property requires a 3 night minimum stay. NO PETS.

IMPORTANT: You are booking a private beach home. As much as we like to please your every need, we DO NOT work as hotels do. We are not a 24/7 service. Any overnight requests, other than REAL emergencies, will be look after the next day. If there is an emergency that threatens a persons life, please call 911.

You may receive an email from them regarding a credit from Blue Ocean Vacation Rentals for the rental of your preferred beach equipment. Visit their website to select from a wide range of high-quality beach gear to make the most of your beach getaway.

The owners of Beachview #112 welcome you to their beach home! While staying here, we ask that you follow a few requests that will make everyone's stay more enjoyable and keep the property looking good year after year.

1. Parking ~ is limited to 2 vehicles. Vehicles must be licensed, operable and registered to the occupants. Unauthorized vehicles will be towed at the owners' expense.

2. Occupancy ~ Maximum capacity per unit is NO MORE than 6 guests. There must be at least one adult 25 years of age or older, registered, present and residing in the unit through the duration of the tenancy.

3. Pets ~ We DO NOT accept pets in our property. The knowledge or trace of unauthorized pets will mean a fine of $400.

4. Noise ~ Loud noise of any sort; music, loud talking, boom boxes, etc. is not allowed.

5. Garbage and Tidiness ~ Garbage should all be disposed exterior dumpster on the sides of the building. Please DO NOT dispose of cigarette butts, cans, candy wrappers, trash on the ground. We work hard to make certain the property looks good when you check in. Please help us keep it that way by picking up any litter before you leave.

6. Pool ~ Please wash ALL sand from your body BEFORE entering our pool. The pool equipment cannot handle sand from the beach and causes damage and equipment failure. Please DO NOT leave your children unattended. Please observe pool hours.

7. BBQ ~ No BBQ pit is included.

8. Once booked, we will send a custom Rental Agreement for you to complete and send back to us. Without this agreement we will not be able to host you.

Important: All our vacation properties come with a "starter kit" including several items such as hotel style soaps, shampoo, dishwashing soap, new sponge, toilet paper, paper towels, trash bags, etc. Once these items are gone, please visit the local supermarket to replenish your needs.

Note: The owners of this property will NOT allow Spring Break activity on the premises.

Check in is easy and available 24 hours a day with a smart lock on the entrance door.

The smart keypad door code will be provided to the guest about 48-24 hours before arrival.

Hosts will be available for check-in assistance up until 10 pm, we ask that guests arriving late please let us know via text.

Service Animals need to be with the person they service 24/7. Service Animals cannot be left alone in the property. A service animal left alone in the property is not a service animal and will be penalized with a $400 fee.

"Early" check in and/or "Late" check out will be available, when possible, at a charge of $55 for each occurrence.

Child's highchair & pack & play on request at $25/each, billed on a separate invoice.

For special requests outside our scope of work, please message us to get our Concierge's contact.

Date changes might be granted depending on the date of the change for a $100 change fee plus any difference in price.

Cancellations on nightly bookings "only" are refunded totally if cancellation occurs within 30+ days prior to arrival. Credit Card fees may apply. This will NOT apply for monthly discounted bookings. We highly recommend the purchase of "your" choice of a Travel Insurance to try to recuperate cancellation penalties.

"When we arrived, we were amazed with the beautiful decor, the wonderful view of thr court yard and pool from the patio. The beach entrance was so close, so we had no issues getting back and forth to the beach. We have two toddlers and a teenager so having easy access and view of the pool was definitely a bonus! The condo had everything we needed for cooking , lounging and even going to the beach. With the different range of kids in the house, having multiple TV's during the storm kept everyone entertained. If there were guest around us we didnt know cause we hardly heard any noise from the others rooms around us. During our stay a tropical storm hit and we felt very secure in the condo knowing we had all the essentials already there and again the noise level was so minimal. We felt safe. We definitely will book this condo for our future stays at S. Padre Island from now on.

"This was a fantastic kid friendly family condo. Sliding door in living room lead right outside to the public condo pool area so if we weren’t at the beach, kids were in this pool. 1st level condo which is awesome. Very clean and comfortable. Highly recommend. Walk to the beach wasn’t far at all and could walk to restaurants too for eating. Would stay here in again for sure. 10/10. :)

"Wonderful condo with a beautiful beach nearby. The place was clean, peaceful, and well placed. The reservation was easy to handle: you fill out an intake form and when the place is ready I received a text message with a link to a web app that explained how to check in. There were plenty of towels and blankets. I would love to come back.

"Rod and Rosa have a great condo right across from the beach! The pool is right outside the patio door, but the landscaping provides privacy without being too isolating. The AC worked great, the WiFi was fast, the place was spacious, relaxing, clean, and well decorated. I especially appreciated the folding wagon that was available for us to use to tote items to the beach. We had a great trip and would gladly return to their place on our next trip. We are a family of 5 and this unit was perfect for us. Book now; you won’t be disappointed.

"Rod and Rosa’s place is worth every penny! Right across the street from a beach access, pool right outside your back door, comfortable beds, squeaky clean bathrooms, and just wonderful over all. My family will be booking again in the future! "We loved our stay! South Padre is one of our favorite summer spots but despite yearly trips, we have never quite found “the place” to stay! Until now! Our whole family is in agreement that we would love to stay here again! The location was great- super easy to walk across the street and onto the beach and we appreciated the chairs and other beach supplies at the condo! Although we rarely use the pool while on beach vacations, I loved how this unit opened to a courtyard with the pool. It was a relaxing view for us and would be ideal for anyone who did want to use the pool! The whole space was also sparking clean and updated and the kitchen was well equipped!

"Our stay was fantastic! The unit is exactly as pictured. Communication is great - there is an app sent ahead of time with everything you could possibly need to know - I've never gotten something like that before when renting an airbnb - it was super handy. Rod & Rosa are very responsive. We had one issue with our door, and it was fixed promptly the next morning. The unit is very well stocked, with enough coffee pods, dishwasher pods, laundry detergent, etc. to get you started. The deck box with a wagon, beach chairs, boogie boards and sand toys is great. There was a big stack of big, high-quality beach towels in the unit. We loved the location - easy to get everywhere and so close to the beach. Great Stay!

"This place was great for an end of summer getaway. Perfect space for 2 adults and 4 kids. Proximity to beach was awesome as well as the pool. The banana trees in the courtyard provided the best shade for the patio and appreciated the beach supplies available for use. It’s also a short walk to Gravity Park, which was a fun evening for the kids.

"Prime location! It was only a quick, short walk to the beach. The house was clean, well-kept with great amenities. Pool area was a plus. Rod and Rosa were great communicators and responded quickly to all my questions. Highly recommend and would definitely stay here again!

"This condo is beautiful! It’s location was perfect. It’s in the middle of getting to the beach and walking distance to gravity park too. It’s quite, peaceful, clean, and refreshing inside. Loved the design and beautiful decorations. It really made me feel at home. My husband and I enjoyed the jacuzzi and my girls loved how close the beach was. Very comfortable beds. Great kitchen and comfy sofa for just relaxing! We even did a sunrise walk on the beach one of the mornings. We will be back for sure! Family of five and we had a lot of room. Thank you.

"Rod & Rosa made this South Padre location a home away from home for our family of four. Clean, super cute beach inspired decor & comfortable beds & linens. The kitchen was well stocked with everything you might need to prepare all meals at home if desired. Even a crockpot!! Only a five minute walk to a beach entrance and your toes are in water! They also provided plenty of quality oversized beach towels. The beaches were clean and family friendly! Plenty of space to play in and out of the ocean. There are several restaurants, shopping, coffee & ice cream shops within walking distance as well. Just a perfect location!! Air conditioning worked wonderfully and ceiling fans in every room. The chilled pool is just outside the door, but plenty of beautiful tropical trees & plants allow for privacy and cool shade. Didn’t have any issues with loud quests in the pool late at night. We’ll be back to stay here again! A HUGE Thank you to our hosts for their part in making this family vacation one to remember!! ☀️

"The condo was clean and very conveniently located. We were able to easily get to the beach meanwhile hauling a lot of gear. We appreciated the extra beach gear available to us and the incredibly easy access to the pool! Use the gate by the pool to get to the beach even quicker!

"This place is beautiful. It is a great escape, it is near by the beach walking distance gas an amazing pool and it’s beautiful inside, lots of room. It is also walking distance to SPI attractions. We really enjoyed our stay here.

"Very great listing! Looks just like the pictures, and super close to the beach and bars/clubs. My girls and I enjoyed our weekend trip here, and this place probably had THE MOST comfortable bed and pillows I’ve ever slept on!

"Beautiful place to stay! Very close to the pool and beach! You will have everything you need to cook with. Bring some extra spices like garlic there are different spices available if you plan to cook. Also, bring disposable Tupperware to keep your leftovers and trash liners. Everything else is provided including beach towels. We shopped at Walmart for our groceries and other items needed. Great place at a great value, we would stay there again!!
