Beautiful Oceanfront at Ocean Vista Towers 202

2 BD/2BA, full kitchen on the 2nd floor with OCEAN VIEWS from inside as well as the balcony & Master! Master has a king, private bathroom & ocean views. 2nd bedroom has two queen beds. 42" flat screen HD TV in living area & Master Bedroom. WIFI available. Bathroom towels & bed linens provided. Outdoor pool & hot tub are featured at this beachfront property, Kids playground, tennis/basketball courts. Secured Gated access. One pet up to a MAXIMUM of 25 pounds with a non-refundable $100 pet fee.

IMPORTANT: You are booking a private beach home. As much as we like to please your every need, we DO NOT work as hotels do. We are not a 24/7 service. Any overnight requests, other than REAL emergencies, will be taken care of the next day. If there is an emergency that threatens a person's life, please call 911.

The owners of Ocean Vista Towers #202 welcome you to their beach home! While staying here, we ask that you follow a few requests that will make everyone's stay more enjoyable and keep the property looking good year after year.

1. Parking ~ is limited to 2 vehicles. One space inside the gate and another outside in front of the building. Golf Vehicles must park outside of the gate. Vehicles need to be licensed, operable and registered to the occupants. Unauthorized vehicles will be towed at the owners' expense.

2. Occupancy ~ Maximum capacity per unit is NO MORE than 8 guests. There must be at least one adult 25 years of age or older, registered, present and residing in the unit through the duration of the tenancy.

3. Wheelchair accessible is for standard door front entrance and elevator only.

4. Pets ~ We welcome small dogs in our property. The cleaning fee is non-refundable $100/per dog cleaning. Access to property will not be permitted until payment is collected. The knowledge or trace of unauthorized pets will mean a fine of $400.

5. Garbage and Tidiness ~ Garbage should all be disposed or either in the dumpster located on the south side of the building or in the trash chute located on the same floor of the condo (south side). Please DO NOT dispose of cigarette butts, cans, candy wrappers, trash on the ground. We work hard to make certain the property looks good when you check in. Please help us keep it that way by picking up any litter before you leave.

6. Pool ~ Please wash ALL sand from your body BEFORE entering our pool. The pool equipment cannot handle sand from the beach and causes damage and equipment failure. Please DO NOT leave your children unattended and observe pool hours.

7. BBQ ~ BBQ pit is not included.

8. Once booked, we will send a custom Rental Agreement for you to complete and send back to us. Without this agreement we will not be able to host you.

9. Absolutely, no hanging of garments or towels to dry on the balcony railings.

10. The green umbrellas you see at the beach are privately owned. Please do not seat on any of them.

Important: All our vacation properties come with a "starter kit" including several items such as hotel style soaps, shampoo, dishwashing soap, new sponge, toilet paper, paper towels, trash bags, etc. Once these items are gone, please visit the local supermarket to replenish your needs.

Note: The owners of this property will allow Spring Breakers under the strict rules of the premises. Break the rules and be evicted without a refund.

Check in is easy and available 24 hours a day with a smart lock on the entrance door.

The smart keypad door code will be provided to the guest about 48-24 hours before arrival.

Hosts will be available for check-in assistance up until 10 pm, we ask that guests arriving late please let us know via text.

Service Animals need to be with the person they service 24/7. Service Animals cannot be left alone in the property. A service animal left alone in the property is not a service animal and will be penalized with a $400 fee.

"Early" check in and/or "Late" check out will be available, when possible, at a charge of $55 for each occurrence.

Child's highchair & pack & play on request at $25/each, billed on a separate invoice.

For special requests outside our scope of work, please message us to get our Concierge's contact.

Date changes might be granted depending on the date of the change for a $100 change fee plus any difference in price.

Cancellations on nightly bookings only are refunded totally if cancellation occurs within 30+ days prior to arrival. Credit Card fees may apply. This will NOT apply for monthly discounted bookings. We highly recommend the purchase of your choice of Travel Insurance to try to recuperate cancellation penalties.

"Wonderful 2 bdrm Condo, pet friendly with easy access and a world-class balcony view! Easy to relax on comfortable, oversized patio furniture with a panoramic view of the Texas Gulf. "Even with the rain we enjoyed our annual trip meeting cousins on SPI! We love OVT and will always return! Our unit had a couple of minor issues but the owners were quick to remedy these. Not the most updated one we’ve stayed in but was adequate for our needs!

"This condo was perfect for our large group. The second floor provided easy access for our small breed dog as well as a great view of the ocean. Everything was very clean and comfortable. The kitchen and bathrooms were stocked perfectly and we had everything we needed. We recommend bringing some extra toilet paper and paper towels just in case. It was a wonderful experience and definitely felt like a home away from home for us. We will for sure be returning to this one if it’s available for us in the future. Also, as always, the owners stay in great communication by email and text and make sure we have everything we need during the stay. We definitely love being their return guests!

"Would definitely stay again, the host was very responsive to our only issue. The gate code was changed, we couldn’t get through but the host responded quickly and resolved that issue. We love how safe the property is where our kids could run around freely and walk from the beach to the room by themselves. They’re 12 & 15. The beds is super comfortable, we were all well rested for the next day. The kitchen has all the cooking amenities. Thanks Rod & Rosa for letting us stay for some R&R!

"We had a very nice stay at Ocean Vista 202. Great gulf view, condo had all we needed - beach towels and other linens, kitchen amenities (dishes, pots/pans, glasses/cups, cooking tools/pots & pans). We used the pod coffee maker, but noticed there were other options in the pantry. Washer and dryer were handy. Beds were very comfortable.

"it was very comfortable. the bathroom light was out My husband fixed it. also. there were two cracks in the main TV. they were there when we got there but this place was great. you will love it! it is right on the beach and the pool and jacuzzi is right outside your balcony. great views. very quiet. you will love staying at rod and Rosa's. The floors get super slick with any kind of water or moisture. like if you left the door open even for a minute with the air conditioner on the condensation creates a very slick surface so watch out. other than that this place is really graat

"This was our second time at this unit and we love the location. The building and grounds are maintained perfectly. The balcony is very spacious and has nice composite wood furniture which cleans easily. Also to note in this unit was the many provided beach towels and very large screen TV's. "We enjoyed our stay in the beautiful condo right on the beach. Sitting on the balcony watching the ocean and listing to the waves was relaxing and refreshing. Our pup loved romping on the beach, chasing the waves. The condo is well appointed with anything you need for a week or a month. We appreciated how our needs were addressed quickly by BOVR. I highly recommend using BOVR for your vacation rentals. Much more personal touch than Airbnb or other big groups. Rod and Rosa are fabulous hosts!!! Thank you for a great time at our favorite place in Texas!!

"Well-appointed Condo, great location, and a 2nd floor Balcony that offers an endless ocean view. Easy access to multiple pools/spa and short walk to the pristine Beach. Convenient on-site parking and handy 2nd floor access via elevator/steps. Several markets and a wide variety of restaurants and fast-food purveyors are nearby. This location is just perfect. Very nice accommodations throughout the Condo, and excellent/comfortable bedding in both bedrooms. Roomy, well-equipped kitchen, with all the necessary conveniences and washer/dryer in the Condo.

"The unit was perfect for our month long stay. We had guests for several nights, so the second bedroom came in handy. Kitchen had all the necessary utensils, pots and pans necessary. Keurig coffee maker was great. Washer and Dryer came in handy so we did not go home with a pile of dirty clothes. Second story patio was a plus for viewing and relaxing either in the morning or at night with an adult beverage. We liked the unit so much we are booked for next year. Amazing Ocean Front Condo

"We had a great and fun stay! The condo was very clean, the beds were comfortable not hard as a rock like other places we’ve stayed at. Beautiful view of the beach! Rod and Rosa are very tentative and check in which was nice. Close to the elevators makes it easy loading and unloading. We have a 3 month old and their curtains blacked out the room which was great! We brought a portable bathtub with us which you’ll need if you have a baby. But showers were nice and clean. They provide beach towels and chairs. Definitely will be booking again for next year!

"From the moment you walk in you can feel the island vibe. Everything is special about this place. The atmosphere is amazing. You get there and it smells good, the view is so beautiful, the rooms are spacious, the beds are comfortable and smell so good, the towels smells so good, the only bad part is when you have to leave home. Oh my goodness, im looking foward to go back soon. The check in so simple, wireless key code, don't have to worry about losing a key. It has everything washer and dryer, dishwasher, keurig coffee maker with coffee, boogie boards, chairs. It's just perfect 100% recommended. Can't wait to go back

Beach bliss

"We had a great time here. Grounds and condo were clean and well appointed. We were 2 families sharing beach memories and loved that we could walk to the beach, pool or sit and watch the sunrise on the deck. Every morning we’d set up on the beach with a tent, chairs, snacks and our husbands fishing gear. It was great to be able to run up at noon and bring down lunch and again at 2 for our blueberry bliss cocktails. Dinner was always a decision because of all the restaurants available. When we did take off for adventures at the sea turtle Inc, horse back riding, zip lining and fishing excursion, they were all less than 15 minutes away. We can’t wait to come back!!

"An absolutely wonderful and comfortable stay. Will have a long lasting positive memory with my family from this trip. From the location right next to the ocean that was under a minute walk away to hearing the ocean waves on the balcony including the view of the ocean and sunrises. Had many useful amenities such as beach and bathroom towels, soap, shampoo, conditioner, toaster, blender, oven, utensils, plates, pans..etc. The cleanliness really stood out and everyone slept comfortably in the beds. Great a/c and fans. Will definitely come back to stay here again!

"I would give them 10 stars if it was possible. 5 starts all the way! Place is so accommodating, clean, flexible. Building was great for our teen kids. Access to beach is so convenient, we went back and forth during the day several times. Rosa and Rod are AMAZING hosts! It felt like we stayed at friends and fam place. "this little gem was perfect for a quick mini vacation. everything was nice and clean upon arrival, we had a small 1 yr old with us and didn't have a pack-n-play but the small love seat did turn into a perfect little bed for her which was perfect ! ❤️ kitchen was fully stocked with everything we needed, even a normal coffee maker since we prefer drip coffee over a kurig that's just the old school in us I guess ! the view was perfect and I loved being able to watch the sunrise and sunset from the balcony, I do wish the chairs where a little cozier but i do understand with the weather and humidity that's probably not possible. we also loved being able to take our small dog along with us instead of leaving him home. it's in a great location as well not far from grocery stores and restaurants which was a plus. And we absolutely loved the short walk to the beach and the pool access for when we didn't want to play in the sand . thanks again for the quick easy booking and for hosting such a beautiful beach getaway! we will definitely be booking with Rod&Rosa for any future SPI trips

"We stayed during spring break and everything was great. The location where we were did not have all of your typical spring breakers but more families. The beach chairs provided came in handy, and all the little necessities like dishwashing pods, fabric sheets, coffee, spices, etc. were all useful items. Great for the kids because the beach is a short walk and extra bathrooms downstairs if needed. Highly recommend this condo to any one who wants a very clean, updated condo with plenty of amenities.

"Sheer perfection! Our family of four thoroughly enjoyed our time in South Padre. This home is well-appointed with easy access, a stocked kitchen, and ample space. Besides the beach, the balcony was a favorite hang-out with comfy chairs and incredible views. The location is great. Park your vehicle, and there is no need to drive again. One short block away is a grocery store, a great cafe, and across the street is an Island Metro stop - Free transit to roam the island and Port Isabel.

"Amazing!! This place was perfect. So close to the beach. The place was very spacious. The beds were very comfortable. The deck was one of the major reasons we chose this place and it did not disappoint. They had everything we needed. A couple beach chairs and an umbrella as well as beach towels provided was a great bonus. The kitchen is well stocked which was great because we did all meals in house. "Wonderful stay with our 4 children (all under age of 10) — great view of the pool and the ocean. Sunrises with coffee on the balcony were amazing. Here’s what I found helpful: 5 beach towels, 2 beach chairs, 1 umbrella provided, which meant less stuff for us to pack. Kitchen had plenty of plates, bowls, utensils and appliances. All cups, bowls, plates are either glass or ceramic so if you’re worried about your children breaking them— recommend bringing paper plates/bowls. All TVs are smart TVs so we watched shows and movies at night. We had a great time!

"The location of the condo is perfect, the amenities were great as well. Our girls played on the playground and loved the pools. The beach was AMAZING. We were to everything especially because the island is so small. The limited things like toilet paper and trash bags were slightly inconvenient since our stay was so long and we had a full house, luckily I brought some with us. The balcony hadn’t been cleaned or even swept prior to our arrival so that was one of the only negatives. Softer beds were in the 2nd bedroom, the king in the master was a little hard. The couches were not comfortable at all, functional though and that’s what matters. Lots of tile and almost no rugs, very slippery everywhere, even outside.

Regarding your comments, we clearly state in our description that we provide to all our guests with a starter kit to make sure you are not lacking of the essentials that first day in our place. For the remaining part of your trip, there is a supermarket at walking distance for you to purchase your needs. The homes at Airbnb are private residences, we are not a hotel or a concierge or a supermarket. Regarding the sand on the balcony, our condo is beach front and located in a place where the wind blows must of the time. The sand blows with the wind and we cannot keep up with it. There is a broom in the condo that we make available for the guests use. That same sand that blows all over and that you bring home from the beach, can get in carpets and rugs making it nasty to the touch if you are walking without shoes. We prefer to have a clean tile floor so there is no trace of sand and other nasty stuff in the rugs. I am sorry you concentrated in what you didn't like because we strive to give our guests a clean place to enjoy without worries. "My husband and I took six teenagers with us ranging in age from 16 to 19 years old. We all had a fantastic time! The condo is steps from the beach. You just walk through a security gate that gives you private access to the beach. South Padre has the best waves for boogie boarding! The beach is clean of trash and seaweed. The condo itself is full of all the amenities you need! It is larger than the condos we usually visit in Destin. There was plenty of room for eight people. We honestly had no complaints about the entire stay, and we all loved every minute of it! I highly recommend this property for your stay!

"We travel to SPI EVERY summer and thankfully our usual rental was booked and found this amazing place. My family and I were soooo pleased with our stay. The absolute BEST view. The condo was loaded with everything you need. Just bring your clothes. The kitchen had all the appliances you need for stay in dining. The beds were comfy, living area inviting and the balcony was just breath taking. ❤️ the best thing for me was the kiddie pool. It was soooo nice to just relax on the lawn chairs while my little ones splashed in the kiddie pool without any fear of them going to the deep. The beach access was amazingly convenient. We tried to add a night but it was already booked. We will definitely book again but for a longer stay. It was great!!!!

"Everything was perfect! The property was just as described - perfect place to roll out of bed and roll onto the beach! Our only issue was that there were no oven mitts or dish towels but we improvised using a bath towel! We will definitely be returning to this property for our next beach vacation!

"It was a great location. The beach wasn't too far of a walk (in some of the bigger condos you have to walk a long way to the beach even though they are "on the beach". There were a few things missing from the condo, but nothing that negatively affected our stay! I would recommend this property to any family traveling here!

Just what we needed

"The property was just as advertised the location was great oceanfront on the beach with nice clean pools . The maintenance crews were out every morning cleaning the pool is checking the chemicals watering the grounds as the grass and the foliage looked great . The condo was clean and inviting and was everything we needed for our family of 42 children two adults we enjoyed the balcony looking out to the pool into the ocean.

"This property is wonderful - beautiful, comfortable, spacious, with fantastic amenities, both in the individual condo we rented and the community grounds. The location on the island is convenient. "We travel to SPI 2-3x a year but this is our first time getting a condo and using this property. The condo was clean and spacious, the owner was kind, communicative, and gracious. There were comments about the property or decor being outdated. I think it just comes down to tastes as we saw no issue with any of the decor or the amenities. Will be back!

"Really nice place to stay. Great location, beautiful views. The kids loved the pool and playing on the beach. Half of our trip was cold, windy, and rainy so that part stunk. Nice location where you can walk a couple blocks to some really good restaurants also.

"We absolutely loved our stay here! The condo is beautiful and spacious and has lots of amenities. The view is amazing, and it's right on the beach. I kept thinking it was going to be too good to be true from the photos, but it is exactly as pictured. It's also within walking distance of lots of restaurants and shops.
