Ocean Vista Towers Beachfront️ Large 3BD/3BA️

Over-sized beach front condo with remodeled 3BD/3BA, just steps from our beautiful South Padre Beach. Panoramic views of the blue ocean, once inside you will notice the spacious wraparound balcony of our corner unit where you can spend endless hours enjoying the beautiful Gulf of Mexico. Our master bedroom has ocean views and a private on-suite bathroom, a large living area, open kitchen with pantry, laundry room with full size washer & dryer and TV's in living and all bedrooms. Ocean Vista Towers is centrally located on South Padre Island just a few blocks from everything. This twelve-story condominium complex is located on the beachfront, and all units face the beautiful Gulf of Mexico. It features 2 pools, hot tub, tennis court, playground, private boardwalk access to the beach and gated parking. POOL CLOSED FROM 4/21 TO 5/20.

IMPORTANT: You are booking a private beach home. As much as we like to please your every need, we do not work as hotels do. We are not a 24/7 service. Any overnight requests, other than REAL emergencies, will be taken care of the next day. If there is an emergency that threatens a person's life, please call 911.

You may receive an email from them regarding a credit from Blue Ocean Vacation Rentals for the rental of your preferred beach equipment. Visit their website to select from a wide range of high-quality beach gear to make the most of your beach getaway.

The owners of Ocean Vista Towers #307 welcome you to their beach home! While staying here, we ask that you follow a few requests that will make everyone's stay more enjoyable and keep the property looking good year after year.

1. Parking ~ is limited to 2 vehicles. One parking space inside the gate but never under the covered garage and one space outside the gate in front of the building. Golf carts should park outside. Vehicles must be licensed, operable and registered to the occupants. Unauthorized vehicles will be towed at the owners' expense.

2. Occupancy ~ Maximum capacity per unit is NO MORE than 8 guests. There must be at least one adult 25 years of age or older, registered, present and residing in the unit through the duration of the tenancy.

3. Pets ~ We do not accept pets in our property. The knowledge or trace of unauthorized pets will mean a fine of $400.

4. Noise ~ Loud noise of any sort; music, loud talking, boom boxes, etc. is not allowed.

5. Garbage and Tidiness ~ Garbage should all be disposed or either in the dumpster located on the south side ot the parking lot or in the trash chute located on the same floor of the condo. Please DO NOT dispose of cigarette butts, cans, candy wrappers, trash on the ground. We work hard to make certain the property looks good when you check in. Please help us keep it that way by picking up any litter before you leave.

6. Pool ~ Please wash ALL sand from your body BEFORE entering our pool. The pool equipment cannot handle sand from the beach and causes damage and equipment failure. Please DO NOT leave your children unattended and observe pool hours.

7. BBQ ~ BBQ pit is NOT included.

8. Once booked, we will send a custom Rental Agreement for you to complete and send back to us. Without this agreement we will not be able to host you.

9. Absolutely, no hanging of garments or towels to dry on the balcony railings.

10. The green umbrellas you see at the beach are privately owned. Please do not seat on any of them.

11. Wheelchair accessible is for standard door front entrance and elevator only.

Important: All our vacation properties come with a "starter kit" including several items such as hotel style soaps, shampoo, dishwashing soap, new sponge, toilet paper, paper towels, trash bags, etc. Once these items are gone, please visit the local supermarket to replenish your needs.

Note: The owners of this property will not allow Spring Breakers under the strict rules of the premises. Break the rules and be evicted without a refund.

Check in is easy and available 24 hours a day with a smart lock on the entrance door.

The smart keypad door code will be provided to the guest about 48-24 hours before arrival.

Hosts will be available for check-in assistance up until 10 pm, we ask that guests arriving late please let us know via text.

Service Animals need to be with the person they service 24/7. Service Animals cannot be left alone in the property. A service animal left alone in the property is not a service animal and will be penalized with a $400 fee.

"Early" check in and/or "Late" check out will be available, when possible, at a charge of $55 for each occurrence.

Child's highchair & pack & play on request at $25/each, billed on a separate invoice.

You are booking a private beach home. As much as we like to please your every need, we DO NOT work as hotels do. We are not a 24/7 service. Any overnight requests, other than REAL emergencies, will be taken care of the next day. If there is an emergency that threatens a person's life, please call 911.

Date changes might be granted depending on the date of the change for a $100 change fee plus any difference in price.

Cancellations for nightly reservations will receive a 96% refund if they are made more than 30 days before the scheduled arrival date. Please note that a service fee of $25 will also be charged for all cancellations, regardless of the timing. There will be no refund if the cancellation comes is made This policy does not extend to bookings that are eligible for monthly discounts.

"Thank you, Rosa and Rod, for ANOTHER amazing stay in South Padre! My husband and I and our two daughters loved every minute of it. The sunrises from the balcony NEVER disappointed and started the day off on the right foot. Condo was clean and had everything we needed. The location was perfect - easy walk to a little night life or Sunday NFL football (GO LIONS). Already looking forward to our next visit!!

"Great location! On the beach with amazing views from floor to ceiling windows. A short walk to gravity park, restaurants and grocery store so very convenient! Kitchen was fully equipped to our pleasant surprise and we fixed a full Thanksgiving dinner and baked a pie no problem. Apartment itself is tidy, comfortable with a great couch to watch the thanksgiving football games. Beds were comfortable and area is quiet so good nights of sleep to be had. Very nice place!

"Another great South Padre Island beach weekend on the books for our family. Everything went so well. The condo is clean and attractive. "Our stay over Christmas 2023 was so nice! The condo was very comfortable and well equipped. The large balcony had the most spectacular view. The property was well kept and maintained as well. My only complaint which couldn’t be avoided was the work being done in a unit nearby but it was during the day. We would definitely book 307 again!

"Our stay at Ocean Vista Towers was truly amazing. The property is well kept. Happy that the two elevators were fast, as we had family on the 12th floor as well. The gulf views are breathtaking from the kitchen, living room, master bedroom and the balcony. The furnishings and color palette makes this condo feel light and airy. The lighted private boardwalk to the beach was a bonus on our night walks on the beach. It's the ideal spot for a memorable family vacation!

"This is a lovely and very comfortable condo. Kitchen is well stocked with dishes, pots/pans, dishwasher, ice maker and Keurig coffee machine. Master has King and en-suite bathroom with shower, 2nd bedroom has two doubles and en-suite bathroom with shower, 3rd bedroom has king and would use the hall bath that also has a shower. Deck is spacious with an unobstructed view of the gulf both straight out or to the north. There is a deck box full of boogie boards. Living room comfortably seats your tenants. The building provides luggage carriers.

"We’ve been to South Padre several times and this was by far our favorite. The condo has a wonderful design with space for everyone. Well stocked, very clean, and equipped. "My reservation and location was my 1st. The process was smooth and easy. I always go to SPI for my vacation, reunions and for just pleasure. This time around the place and location was totally awesome. My siblings all enjoyed the stayed and we all had fun. We gave it a 5 star ⭐️. Place was clean and ver comfortable. Best family unit in SPI!

"We have been to SPI 3 times and this is by far the best unit we have stayed in! Not only was the place amazing with a great view, but the hosts were exceptional communicators! Traveling from out of state with 3 kids under 6 can be a challenge. The hosts had a pack n play and high chair for us, with was super helpful! We will be coming back!

"This place was FANTASTIC! We came for a relaxing family vacation and we were not disappointed! The condo felt very clean and homey! The hosts were very quick to respond to all of our messages from help with the dryer to restaurant recommendations! There was plenty of towels and linens for our party of 7! There were also beach towels aplenty along with beach chairs and umbrellas to use. The living areas provided plenty of space for us to hang together without feeling crowded and we had plenty of dishes to accommodate all of our needs! Beach access was so close and convenient. The views from the back windows/porch of the condo were unmatchable! Plus, we felt safe and comfortable on the condominium grounds! We will definitely book this place again! I can’t imagine staying someplace else now that we’ve done it “right” with Rod and Rosa!

"This rental was perfect for my families vacation to Padre. They had enough space for people to hangout, to eat, have fun, sleep, and after a day at the beach for everyone to shower without having to wait. They thought of most everything so we had access to everything that we needed, and a place to put our groceries, and personal belongings. Very clean, well decorated, comfortable beds, and all the utensils you'd need for any family. The only real hangup is for the money a 10AM checkout and a 4PM checkin is a tad rough. It would be nice if it were an 11AM and a 2or3PM checkin so that you can get the most of a day off.

"Ocean Vista Towers (and specifically Unit 307) did NOT disappoint! We have stayed at this condo for multiple summer vacations and NO DOUBT we will be back in the future. We started coming to SPI with my in-laws years ago. Now, as grandparents of our own, we come with our kids and our granddaughter. The condo has everything you could possibly need to enjoy a beach getaway - even beach gear so that you could bring the minimum. Clean and well-kept property with easy access to the beach - FIVE STARS!!!

"This was our first trip to South Padre and we will definitely be returning. The condo was within walking distance of the beach and had absolutely beautiful views with the full length windows. It was so nice to sit on the spacious balcony drinking coffee in the morning listening to the waves. The condo was furnished very nice and had anything you would ever need for your stay. We enjoyed our trip immensely!

"I've booked many trips and stays on SPI over the years and even multiple properties through Rod and Rosa at Blue Ocean Vacation Rentals and I haven never had such a wonderful condo and accommodation experience as this stay in #307. Our party of 6 adults were comfortable, everything was pristine clean, all the perks of a luxury stay that you can think of. Communication with BOVR, Rod and Rosa both was personal and always timely. I can't think of one thing we lacked or needed! Highly highly recommend BOVR and this particular unit. Thanks to the property owners and BOVR for making our vacation very memorable and delightful!!

"We are repeat guests at Ocean Vista Towers. This beautiful condo that is right on the Gulf of Mexico, has all the amenities for a fun stay at the beach. The condo itself has very comfortable beds/bedding and a kitchen that is well stocked with pots and pans and all the utensils, if you want to eat in. Restaurants, bars and shops are walking distance. Our family really enjoys get together here. The decor is attractive and the furniture is comfortable and roomy. There are chairs for the beach and games for after beach. "If you are on the fence about this place, let me just say book now! This place is absolutely stunning and the view is to die for. The location is great and the beach access could not have been better. The pools and hot tub were beautiful and relaxing and there was a fun little playground for the kiddos. The condo is stocked with everything we could have needed and then some. They even stock board games! We made breakfast every morning and sat out on the balcony drinking coffee. This was the best and most relaxing time we have ever had on the island. Our only regret is that we did not book for longer. We will continue to book here as long as the owners will have us. "Very nice condo. Beach towels and chairs were a nice touch. Thoroughly equipped kitchen was wonderful. There is a musty smell right when you walk in the door that should be addressed. Smells like old water in a drain (maybe from washing machine?) but it does not affect the interior. Couch in living room is hard as a rock and not comfortable. Beds were good, View is fantastic! Overall it was a beautiful stay!

"We really enjoyed our stay here. The views are breathtaking. The apartment is very roomy. The kitchen is stocked up. You even have a crock pot if you want to use it. We didn’t have any issues during our stay. We didn’t really watch TV so I can’t comment on that. The place is centrally located, close to anything and everything. They also have beach towels, umbrellas, beach chairs, and boogie boards. Those were very helpful to have.

"We loved the spot and the location. The views were unbeatable, and we loved the HUGE balcony and having access to the pool after the beach wore us out. The beach was even closer than in pictures - not more than a 2 min walk down the entrance. The location was pretty central but it was too warm to walk anywhere, and South Padre has stuff going on just about anywhere on the island. They provided beach towels and a bunch of beach gear. There were a couple of hiccups, but after mentioning a problem with the Roku and not getting a response, didn't bother trying to work other things out with the hosts after that. Overall, though, great experience and would love to go back.

"The place is beautiful and well stocked. We were able to cook all weekend and enjoy the beach, the pool, and the playground. We would stay here again. For families with infants, we ran into a snag because the guest limits in the description are in conflict with AirBnB's booking rules which advise you not to count infants. According to the manager, infants counted toward the guest allotment and they were unwilling to refund us. We were forced to book a second place. We made the best of it, but we incurred additional expense and we all couldn't be together in the same place. Overall, a great condo with a great location.

Regarding your "snag" , we clearly disclose on Airbnb that our place is for 8 people with bedding only for 8 . When you booked, you did not disclose you had 13 people counting a 4 year old, 3-2 year old and 2-6 months old kids. We tried to accommodate you but the management of the building was not willing to break the local fire codes which allows 10 people and 1 baby in a 3 bedroom condo like ours. I looked for the policy on Airbnb regarding infants and this is what I found: "Always accurately disclose the total number of guests, including infants and children, when making a reservation request. Infants (children under 2 years old) aren't automatically counted as guests when you're booking a reservation and won't incur any extra costs. Some hosts count children as guests, which can add an additional guest fee to the reservation." We are certain of one thing: Airbnb, as a huge company they are, cannot impose any of their policies over the local authorities. We are mandated by such. "This condo was so perfect for our group; the kitchen had all the utensils and pots, pans, cups and plates that you would need. There were also a few other cooking needs there such as seasonings and what not. There was plenty of dishwasher pods and laundry detergent for our clothes. Appreciated all the beach towels that were provided and so much beach equipment we could use! The pools were really nice and the walk to the beach was amazingly short, probably less than 3 minutes from condo to sand. Our favorite part of the condo was the balcony...it was so large and wrapped around the side with amazing views of the ocean. We absolutely loved this place and will definitely try to book again next time we travel to SPI. Make sure to bring your own shower soaps and extra toilet paper, trash bags, and paper towels. Other than that you'll be all set!

"This condo has it all! We slept so comfortably, had everything we needed and more to enjoy cooking for ourselves, and had excellent access to the beach. (If the beach isn’t for you, the pool, kiddie pool, and hot tub are also very well maintained.) We have stayed in this condo unit at least 3 times now...I’d say our repeat visits are our best review!

"Not only is the condo well equipped, but the building is very well mantained. It is within walking distance to shopping, dinning and services. Everyone was very friendly and accommodating. Both the owner (Ed) and the property manager (Rosa) were very attentive to anything that needed taken care of. We highly recommend this condo and look forward to returning in the future.

"This was one of our all-time favorite family beach vacations. We hadn’t been to SPI before and have never been impressed with the Texas beaches. The beach was very clean well out into the water, and the condo was perfect for the five of us and for our three-year old granddaughter’s first beach experience. The apartment is a good size, very comfortable with easy access to the beach. The third bathroom is a real plus. The hot tub was great and the kiddy pool is heated. Highly recommended. (we were there in mid October.)

Fantastic and relaxing stay at SPI

"This property overall exceeded our expectations. The condo was very nicely appointed and decorated from the furniture to the appliances. The kitchen/breakfast/living area is very open and spacious which allowed our extended family to enjoy the time together. There are many extras that the owners graciously include from beach toys to board games. Everything was very clean when we arrived and we made it a point to leave it that way upon departure. The balcony on this unit is oversized which was a very pleasant surprise compared to other properties where we have stayed at SPI in the past. The views as shown in pictures do not disappoint and the boardwalk to the beach is extremely convenient! The community grounds are very well kept and the maintenance staff members that we interacted with were all very friendly. We met Ed at checkout and he was a very welcoming and gracious host. We thoroughly enjoyed our long weekend and hope to return soon!

"Amazing condo! Beautiful view of the beach from even inside the condo. We started and ended our days enjoying the sights and sounds of the beach from the large balcony. The condo was extremely well stocked and even had beach towels, beach chairs, umbrellas and beach toys. It was clean, roomy and cutely decorated. Overall it was one of the best condos we have stayed at so far. The whole family is already talking about planning a trip for next year. Thank you!
